Trust your Realtor…..

I know that capitalization is like screaming…and I wish I could shout it from the rooftops. If you’re reading this, you’re either one of my clients (who’s already heard this commentary 10 times over and can stop reading ;) ) Or you’re thinking of selling your home (in which case, please keep reading), or you’re a real estate professional (who totally understands where I’m coming from).
My previous blog post was about the same topic…but since I wrote that post a little time has passed. During the time we got more snowfall than we’ve seen in 10 years. Is that the reason people are waiting for “spring” to put their homes on the market? Maybe. Or maybe it just doesn’t feel like spring when it’s 5 degrees in February and you can’t even see your house, nevermind consider taking photos and listing it online for sale. The thing that sellers are missing, is that there are a LOT of buyers out there right now, and not much to show them. Yes, you read that right….I do have quite a few buyers and particularly in the $300k to $500k price range, there’s not a lot out there that’s nice.
I also know of a few people who have recently listed their homes (and who were nervous they were listing too early) and ended up selling within a week or less…sometimes with multiple bids!
If real estate is about price & exposure, wouldn’t you want to expose your home to buyers at a time when you have very little competition? And if it’s priced right, then you’re looking good!
So, if you’re on the fence about selling your house now or in the ‘spring’…please trust your Realtor when they tell you to list it now. We get paid when the house sells, and it’s in our best interest to help you time it as accurately as possible to sell in the quickest amount of time, and for the most money. So if you don’t trust them, trust me….now is the time.
And if you happen to have a house in the $400k range in West Roxbury or Needham with about 3 bedrooms, call me. I might have a buyer for you :) And if you have buyers (or are a buyer) looking for a home in the low $500′s in Wellesley with 3 beds 1.5 baths and move-in ready….I have a listing for you that’s coming VERY soon!
